Dubai
Dubai Islands is an upscale artificial archipelago off Deira, combining high-rise residences, resort hotels, marinas and white-sand beaches on the Gulf.
Dubai Islands is a five-island artificial archipelago that has emerged as one of Dubai's most ambitious new waterfront destinations, characterised by luxury high-rise residential towers, distinctive architecture and large-format retail. The islands host a growing collection of luxury residences, world-class hotels, spas, fine-dining restaurants, boutique retail and yacht marinas, positioning the development somewhere between Palm Jumeirah's resort feel and the density of a new downtown.
Beyond the residential towers, the islands are built around genuine beach and leisure infrastructure — fine white-sand beaches with clear Gulf water, a promenade for walking and sunbathing, and a calendar of exhibitions, festivals, concerts and sporting events. Parks and green spaces are woven between the built-up clusters, giving the archipelago a resort-community feel rather than a purely commercial one, and new project launches continue at pace as more of the islands are built out.
At an estimated AED 2,680 per square foot and roughly 82 new projects launched or in the pipeline, Dubai Islands has become one of Dubai's most actively developed waterfront addresses, with capital appreciation estimated around 17% — among the strongest of any destination in this set — as the archipelago moves from masterplan to a genuinely built, amenity-rich neighbourhood. Recent launches from Ellington, Samana and Beyond signal broad-based developer confidence in the location.
